Kings County Housing Court at 141 Livingston Street in Downtown Brooklyn is one of the busiest eviction courts in the country. After you’ve received a judgment from Kings County Civil Court or a Warrant of Eviction from Kings County Housing Court, the next step is getting it enforced. That’s where we come in — and it’s more straightforward than most people expect.
For income execution, the process starts with us serving the debtor directly. If the debtor doesn’t respond or make payment within the time allowed, we then serve the employer — and payroll deductions begin automatically. Brooklyn debtors frequently work outside the borough, commuting into Manhattan via the Brooklyn Bridge or the Hugh L. Carey Tunnel, or heading into Queens along the BQE. Because we’re authorized to operate in all five boroughs, the employer gets served regardless of where they’re located.
For property execution, we can levy a bank account — often within a single business day of the judgment being entered. Personal property can also be seized and sold to satisfy the debt. For evictions, once the Warrant of Eviction is in hand, we serve a 14-day Notice of Eviction before scheduling the physical lockout. Brooklyn’s large rent-stabilized housing stock means these cases sometimes involve additional legal complexity, and working with a marshal who follows the DOI Handbook of Regulations to the letter protects the integrity of the entire proceeding.
